Circle Prospecting Scripts: 7 Word-for-Word Scripts for Real Estate Agents
Seven circle prospecting scripts you can use today, one for every trigger, plus voicemail and objection handlers. No sign-up, no download. Adapt the wording to your own voice; keep the structure.
What every good circle prospecting script has
- Who you are, in one sentence.
- The reason for the call: the listing or sale nearby. This is what makes it a circle prospecting call rather than a cold call.
- Something useful for them: the price, the open house, how fast it sold.
- One question that finds out whether they, or someone they know, might move.
- A graceful exit: thank them and offer to keep them posted.
Keep it under 30 seconds before the first question. The owner should be talking more than you.
1. Just Listed script
Hi, is this [Name]? This is [Your name] with [Brokerage]. I’ll be quick: I just listed the home at [Address], right around the corner from you.
We’re having an open house on [Day] from [Time], and I wanted to invite the neighbors first.
Also, neighbors usually know who wants to live on their street better than anyone. Do you know anyone — a friend, family member, coworker — who’s been looking to move into the neighborhood?
[If no] No problem. Out of curiosity, have you thought about when you might make a move yourself?
2. Coming Soon script
Hi [Name], this is [Your name] with [Brokerage]. I’m calling a few neighbors on [Street] before anyone else hears about it: the home at [Address] is about to come on the market.
Before it goes public, I like to give the neighbors a first look in case they know someone who’d love to live here.
Is there anyone you’d want me to reach out to? And are you planning to stay in the neighborhood for a while?
3. Under Contract script
Hi [Name], it’s [Your name] with [Brokerage]. Quick neighborhood update: the home at [Address] went under contract in [X] days, with [X] offers.
We had more buyers than homes, so a few of them are still looking in this area.
If you’ve ever thought about selling, now is a strong time. Would it be helpful if I put together what your home might sell for in today’s market?
4. Just Sold script
Hi [Name], this is [Your name] with [Brokerage]. I just closed on the home at [Address], near you, and I’m letting the neighbors know because it affects your home’s value too.
It sold for [Price / “above asking”] in [X] days.
Most owners I talk to like to know what that means for their own place. Would you like a quick estimate of what your home could sell for now? There’s no obligation.
5. Open house invitation script
Hi [Name], [Your name] with [Brokerage]. I’m hosting an open house this [Day] at [Address], just down the street, and I’m personally inviting the neighbors.
Come by, see how it’s been updated, and grab a copy of the latest sales on our street.
And if you know anyone thinking of moving here, bring them along. Can I count on seeing you?
6. Expired / withdrawn listing script (to neighbors)
Hi [Name], this is [Your name] with [Brokerage]. You may have noticed the home at [Address] came off the market without selling.
I track this neighborhood closely, and I’m happy to share what I think happened and what homes on your street are actually selling for.
Is that something you’d find useful? Have you thought about what your own home might be worth?
7. Voicemail script
Hi [Name], this is [Your name] with [Brokerage]. I’m calling about the home at [Address] near you, which just [listed / sold for (Price)].
I have a quick neighborhood update I think you’ll want. Call or text me at [Number]. Again, [Your name], [Number]. Have a great day.
Keep voicemails under 20 seconds, say your number twice, and give one specific reason to call back.
Handling common objections
Totally understand, most of your neighbors aren’t either. I’m just keeping everyone on the street up to date. Would you like me to send you the sales on your street when they happen?
Fair question. I use a property data service that matches public records for homes near my listings. If you’d rather I didn’t call, I’ll take you off my list right now.
That’s great, you should stick with them. I’m only calling about the activity on your street. If you ever want a second opinion on value, I’m around.
Happy to tell you properly. The sale at [Address] is a good guide, but your home is different. Can I ask a couple of questions about updates, and send you a real number by tomorrow?
If anyone asks you to stop calling, stop, and add them to your internal do-not-call list the same day.
Tips that make scripts work
- Call within 24–48 hours of the trigger, while it is still news.
- Lead with the property, not with yourself.
- Ask one question, then stop talking.
- Plan for two to four attempts over two weeks; most conversations happen after the first try.
- Log every answer in your CRM so the next call picks up where this one ended.
Don’t have time to make the calls? Circle Prospecting runs these campaigns for you: we pull the homeowners around your listing and call them with AI dialing and live callers, then send the conversations back to you.
Frequently asked questions
What do you say when circle prospecting?
Introduce yourself, give the reason for the call (a nearby listing or sale), share something useful such as the price or open-house time, and ask one question: whether they or someone they know might be thinking of moving.
How long should a circle prospecting call be?
Get to your first question within about 30 seconds. Most calls last one to three minutes; let the homeowner do most of the talking.
Should I leave a voicemail when circle prospecting?
Yes, on the first attempt. Keep it under 20 seconds, mention the specific nearby property, and say your number twice.
