Real Estate Circle Prospecting Services, Done For You

By Circle Prospecting · Updated

Circle Prospecting runs circle prospecting for you. We find the homeowners around your listing or recent sale, reach them by phone, voicemail and text over a 14-day campaign, and send the conversations, seller leads and appointment requests straight to you and your CRM.

What our circle prospecting service does

  1. Your listing goes live. Florida and Georgia listings are picked up from the MLS automatically; anywhere else, enter the address.
  2. You choose the area: the subdivision, a quarter mile, half a mile, one mile or the whole ZIP code.
  3. We build the audience: property owners in that area, matched to phone numbers and mailing addresses.
  4. We reach them over 14 days, with up to 4 calls per homeowner plus ringless voicemail and text follow-up, depending on the campaign type you choose.
  5. Homeowners respond. Owners who want a value, want to see the listing or are thinking about selling are passed to you in real time.

Outreach usually starts within 24 hours of your order. Every campaign comes with a client portal that shows the calls made, the conversations and the leads they produced.

Four ways to run a campaign

  • Live Callers ($0.50–$0.75 per homeowner): professional U.S.-based callers have real conversations and qualify homeowners by phone.
  • Hybrid, AI + Live ($0.55–$0.80 per homeowner): AI outreach finds and nurtures interest first, then live callers follow up to qualify.
  • AI Outreach ($0.20–$0.25 per homeowner): automated calling, text and ringless voicemail with AI follow-up.
  • Data Only ($0.06–$0.10 per homeowner): verified homeowner data for the area, for agents or teams who run their own outreach.

The per-homeowner rate drops as the campaign grows, with the lowest rates at 2,500 homeowners and up. The full grid is on the pricing page.

How many homeowners are in a circle

Typical counts in a suburban market, so you can size the campaign before you buy it:

  • Subdivision: about 100–150 homeowners
  • Quarter mile: about 150–300 homeowners
  • Half mile: about 400–600 homeowners
  • One mile: about 800–1,200 homeowners
  • ZIP code: about 7,500–12,000 homeowners

Dense neighborhoods hold more and rural areas far fewer, so check the real number first: the free radius search shows the exact count around any address.

What you get back

  • Seller leads: owners who want a value or are thinking about selling.
  • Buyer leads: neighbors who know someone who wants to live on the street.
  • Appointment and showing requests, sent to you as they happen.
  • Leads pushed into the CRM you already use, including Lofty (formerly Chime) and BoldTrail (formerly kvCORE), so nothing has to be exported or retyped.
  • A campaign report you can share with your seller to show the work being done for their listing.

Doing it yourself vs. hiring an ISA vs. a circle prospecting service

  • Calling it yourself costs only time, but most agents can reach 50–150 homes while the news is fresh, and the calls compete with showings and clients.
  • An inside sales agent (ISA) is a salary or hourly cost plus a dialer, data and management, and only pays off at steady volume.
  • A circle prospecting service is paid per campaign. You pay for the homeowners reached around each listing, with the data, dialer and callers included, and nothing to manage between listings.

Many agents use a mix: the service makes the first round of calls around every listing, and the agent personally follows up with the owners who raise their hand.

Compliance

Campaigns are run to Do Not Call and TCPA requirements, by U.S.-based callers, and we never share your data. You stay responsible for what you say on your own follow-up calls; our circle prospecting guide covers the basic Do Not Call rules agents should know.
